The Living Situation

• Homeowner Presence: The homeowners (a quiet, respectful couple) live in the home only part-time, typically staying for just a week or two at a time. When they are here, they reside exclusively on the top floor, ensuring you maintain plenty of privacy and independence on the main level.
• Shared House Environment: There is one other private room on the main floor, which is currently occupied by a quiet, respectful professional. You will share common living areas with one other roommate.

Leasing & Application Policies

• Lease Structure: Individual room lease in a shared home environment.
• Monthly Rent: $800
• Utilities: All primary utilities, including water, and electricity, are fully included in the monthly rent.
• Pet Policy: Strictly no pets allowed. This policy is firm to maintain the comfort and cleanliness of the shared home.
• Payment Procedures: All rent payments are to be made directly to the homeowner. Payment instructions will be provided upon lease signing.
• Tenant Vetting: I act as the leasing agent for this property, managing the vetting process to ensure we connect the homeowners with responsible, high-quality tenants.
• Application Process:

1. Initial Inquiry: Please send a message containing a brief introduction, your current employment status, and rental references.

2. Screening: Qualified candidates will be invited for a tour.

3. Vetting: A formal screening process, including reference checks, will be conducted.

4. Lease Signing: Once approved, I will facilitate the connection with the homeowners to sign the lease agreement.

• Occupancy Expectations: As this is a shared home, we prioritize tenants who demonstrate a high level of respect for shared common areas. Tenants should be comfortable with the homeowners' part-time presence on the top floor.
